Richard D. Matthews

Mr. Matthews maintains 55 years of permitting, development, construction management and building experience. He has built over 300 single-family homes for his own account and many more as a contractor for clients. Mr. Matthews has developed and built over 140,000 square feet of commercial and industrial experience. He remains active as a designer and Orchard Knoll’s trouble shooter on several active single family developments. He is an accomplished frame-to-finish master carpenter.

Mr. Matthews began in 1953 and continued to 1959 as a carpenter building single-family homes. During this time Mr. Matthews built his first house for his own account in 1954 at the age of 21. He formed R. D. Matthews Const. Co., Inc. in 1959 and rapidly built a reputation as a quality developer and builder in the South Shore area. At its peak Mr. Matthews was building 22 homes per year while employing and managing a full time architect, construction managers and trades people. He also formed and managed R. D. Matthews Realty to handle all marketing and home sales.

Mr. Matthews became widely recognized in the building business becoming a director of the National Association of Home Builders and President of the Builders Association of Greater Boston. He was elected a director of the former Peoples Savings Bank of Brockton (subsequently acquired by First Federal) also serving on the Investment Committee. A summary of Mr. Matthews’ development history follows:

Single Family Homes

1962 - Road construction, lot development, house construction & sales – 30 lots. Mr. Matthews purchased an approved subdivision on Damon Road in Rockland MA. He developed the roads, drainage systems and built and sold all of the homes.

1964 – Lot development, house construction & sales – 27 lots. Mr. Matthews purchased an approved subdivision on Donna Drive in Hanover MA. He developed all the lots and built and sold all of the homes.

1966 – Lot development, house construction & sales – 15 lots. Mr. Matthews purchased an approved subdivision on Heritage Way in Hanover MA. He developed all the lots and built and sold all of the homes.

1968 – Land subdivision, road construction, lot development, house construction & sales – 66 lots. Mr. Matthews purchased a 80 acre parcel of raw land in Hanover. He received approval to build out “Colonial Village”. During buildout the town imposed a moratorium on building permits because of insufficient water supply. In 1974 the town lifted the moratorium allowing full buildout – however, approximately 20 house lots were lost due to changes in the wetlands bylaws.

1970 – Land subdivision, road construction, lot development, house construction & sales – 17 lots. Mr. Matthews purchased a parcel of raw land in the Grenadier Road area of Hingham. He subdivided the land, developed all of the lots and built and sold all of the homes.

1975 – Land subdivision, road construction, lot development, house construction & sales – 45 lots. Mr. Matthews subdivided the land, developed the roads and drainage systems, and built and sold all of the homes on Stonegate Lane.

1978 – Land subdivision, road construction, lot development, house construction & sales – 52 lots. Mr. Matthews subdivided the land, developed the roads and drainage systems, and built and sold all of the homes on Hearthstone Way and Larchmont Lane.

1979 – Road construction, lot development, house construction & sales –31 lots. Mr. Matthews purchased an approved subdivision in Duxbury. He developed the roads, drainage systems, and built and sold all of the homes.

1983 – Land subdivision, road construction, lot development, house construction & sales –17 lots. Mr. Matthews purchased a raw land parcel in Scituate. He subdivided the land, developed the roads and drainage systems, and built and sold all of the homes.

1973 to present – Land subdivision, road construction, lot development, house construction & sales – 11 lots. Mr. Matthews purchased an approved 20-lot subdivision called Cranberry Lane in Hingham MA. After building four (4) homes an engineering design discrepancy was discovered - suspending construction and initiating a long period of litigation and refiling of subdivision plans. In 1998 approval was received for 11 lots – 8 homes have been built thus far.

1988 to present – Land subdivision, road construction, lot development, house construction & sales – 50 lots and 8 homes. Mr. Matthews partnered with A.W. Perry to develop a 50 lot development in Hanover called Whiting Village. He developed the roads, drainage systems and built and sold 8 homes.

Commercial & Industrial

Developed, built and owns a 21,000 square foot office and warehouse building in Hanover.

Developed, built and owns a 10,000 square foot retail building in Hanover.

Developed, built and owns two office warehouse buildings of approximately 17,000 square feet in Hanover.

Developed and built a 40,000 square foot office building in Crown Colony, Quincy.

With a partner, developed and formerly owned a Class A office development in Hingham consisting of two 45,000 square foot buildings.

Developed, built and owns a 10,000 square foot office building in Weymouth.

Current Projects
Acting as general partner responsible for land acquisition, site design, architectural layout and permitting. All projects are 50/50 partnerships with Richard Lincoln.

Easton, MA – 26-Unit Duplex development under Mass. Chapter 40(b). Development plans are approved for 13 duplexes, 7 of which will be affordable under a Comprehensive Permit approved by MassHousing and the Town of Easton Zoning Board of Appeals. Currently under construction the units are 2,200 square foot, 3 bedroom, 2 ½ bath duplex homes served by a common septic system and a 1,500 foot cul-de-sac.

East Bridgewater, MA – 66-Unit Single Family and Duplex development. Design provides for 66 units – 17 of which will be affordable under a Comprehensive Permit approved by MassHousing and the Town of East Bridgewater Zoning Board of Appeals. Currently under construction the units include 22 duplexes and 44 single family homes. The development is 100% Energy Star™ rated and all heating and air conditioning is by geothermal. Sewage is by a pretreatment system permitted by DEP under a Groundwater Discharge Permit.

Hanover, MA – Approved 74-Unit Apartment development. Recently completed a Class A, 74-unit apartment project consisting of two 3-story buildings serviced by elevators. Units include 1/1 and 2/2 units and a large first floor common area with administrative offices, library/reading room, function room with fireplace and kitchen. Project has direct frontage on Route 53 within close proximity to Route 3.
